Identification and Compliance Surveys

An identification survey is often included in a contract for sale of land or can be commissioned by a purchaser who wants assurances that the property they are purchasing sits wholly within the land contained in the sale contract. The identification survey will assure the buyer their new property does not encroach upon adjoining land nor is encroached upon by adjoining properties. Identification surveys are also required by Council when lodging a Building Certificate Application.

A compliance survey is generally a condition of a DA approval. It is required to assure the certifying authority that the development has been constructed as per the approval. The survey will generally show finished roof and floor levels and the position of the works relative to boundaries. Both identification and compliance surveys can only be undertaken by a Registered Surveyor.
